Deadlines follow the standard England rules: gas safety every 12 months, EICR every 5 years, EPCs valid for 10 years, deposits protected within 30 days. Due-soon flags appear 60 days ahead (90 for licences). This is a guide, not legal advice; requirements can differ by council and tenancy, so verify anything marginal on gov.uk.

Questions landlords ask

How often does a gas safety certificate need renewing?+

Every 12 months. A Gas Safe registered engineer must check every gas appliance and flue, and you must give tenants a copy of the CP12 record within 28 days of the check (or before they move in). You can renew up to 2 months early and keep the same expiry date. No gas in the property means no CP12 is needed.

How long does an EICR last?+

Up to 5 years. The Electrical Safety Standards Regulations require an inspection of the fixed electrical installation at least every 5 years (or sooner if the report says so), with a copy to tenants within 28 days and any C1, C2 or FI remedial work done within 28 days of the report.

When does an EPC expire and what rating do I need?+

An EPC lasts 10 years from the date it is issued. To let a property in England and Wales you currently need at least a band E rating unless a valid exemption is registered, and the government has confirmed plans to raise the minimum towards band C around 2030, so a D or E rating is worth planning around now.

What happens if I do not protect the deposit?+

A deposit on an assured tenancy must go into a government-approved scheme within 30 days of receipt, with the prescribed information served on the tenant. Miss it and a court can award the tenant 1 to 3 times the deposit, and, seriously for landlords, possession claims become much harder to pursue until the deposit position is fixed.
